Motus has over 10 years of experience in the rehabilitation of multi-family apartment buildings and communities, renovating nearly 14,000 units in three different markets. The company has also remodeled hundreds of single family homes and condominiums.

Motus recently added a legal dwelling unit to the overall unit count at this historic multifamily building in Logan Square by building out a brand new 2BR/1BA unit in a previously uninhabitable basement. After the client went though Zoning to legally add a unit, Motus was hired to convert a dead basement into a premier two-bedroom unit with custom finishes. We delivered final permit sign-offs in less than 3 months all while working around an occupied building!

In order to obtain a legal finished ceiling height, we began by excavating over a foot of existing earthwork by hand followed by significant structural upgrades, drain tile, and a new slab. From there we roughed in the unit with all new framing, mechanics, insulation and drywall. The unit was finished with luxury vinyl plank and premier finishes, including a custom kitchen and in-unit washer/dryer.

In addition to the in-unit work, Motus also made significant building improvements such as installing new casement windows, tuckpointing, landscaping and custom steel fencing.

The combination of the added unit and overall building upgrades with Motus’ cost and time effective approach helped ownership maximize their return on this investment.
